Booking terms

1. General

These terms govern the relationship between Миронов.про.ООД, company ID 206623942, registered office гр. Елин Пелин 2100, ул. „Стефан Караджа“ № 22 (the “Operator”), and any person who books a stay through the website 2kushti.com (the “Guest”).

By ticking “I agree to the booking terms” and completing payment, the Guest confirms that they have read, understood and accept these terms and the House rules.

2. What can be booked

Through the website the Guest can book:

• a whole house: 5 rooms and 25 beds, at a price agreed by phone;
• a single bed in a room;
• extras: parking, outdoor jacuzzi, massage, buffet, a bottle of champagne, a personal cleaner.

3. Prices

Prices are in euro, per night, as shown on the website at the time of booking. Electricity, water, Wi-Fi and CCTV are included in the nightly price.

Extras are charged per the unit shown: per night, per person per day, or per item.

4. Booking and payment

Bookings are made online: the Guest selects dates, stay type, house, number of guests and extras, enters their details and pays the full amount by card through the payment provider Stripe.

A booking is confirmed at the moment of successful payment. The Guest receives a confirmation with a booking reference by email.

The Operator does not receive or store card details. Payments are processed entirely by Stripe.

The Guest is responsible for the accuracy of the details entered. Invoices are issued on request at mironovtihoslav@gmail.com.

5. Cancellation, changes and no-shows

All bookings are non-refundable.

• If the Guest cancels a booking, at any time, the amount paid is not refunded.
• Changes to the dates of a confirmed booking are not guaranteed. The Operator may, at its discretion and subject to availability, offer a change, but is not obliged to.
• In case of a no-show or early departure, the amount paid is not refunded.
• Paid extras are part of the booking and are not refunded.

6. Cancellation by the Operator

If the Operator cannot provide the booked accommodation for reasons within its control or due to force majeure, it will inform the Guest immediately and refund the full amount paid or, at the Guest’s choice, offer other available dates.

7. Check-in and check-out

Check-in is from 11:00 on the day of arrival. Check-out is by 10:00 on the day of departure. There is no minimum stay.

On arrival each guest presents an identity document. The details are entered in the tourist register as required by the Bulgarian Tourism Act.

Persons under 18 may stay only with a parent or guardian.

8. Number of guests

Only the guests included in the booking may stay overnight. Their number may not exceed the capacity of the booked accommodation. The Operator may refuse access to persons not included in the booking.

9. Pets

Pets are allowed. The owner is responsible for the animal’s behaviour and any damage it causes.

10. Liability and damage

The Guest is liable for damage to the property, furniture and equipment caused during the stay by them, their companions or their pets, and must report any damage to the Operator immediately.

Use of the jacuzzi, fireplace and yard is at the Guest’s own risk. Children must be supervised by an adult at all times.

The Operator is not liable for lost or forgotten personal belongings, except where required by law.

11. House rules

The Guest agrees to follow the House rules published on the website. In case of serious breaches the Operator may end the stay without refund.

12. Personal data

The Guest’s personal data is processed in accordance with the Privacy policy published on the website.

13. Complaints and disputes

Complaints can be sent to mironovtihoslav@gmail.com or made by phone at +359 88 605 7534. The Operator responds within 14 days.

Disputes are resolved by mutual agreement or, failing that, by the competent Bulgarian court. Consumers may also contact the Bulgarian Consumer Protection Commission (www.kzp.bg).

Bulgarian law applies to all matters not covered by these terms.

14. Changes

The Operator may change these terms. Each booking is governed by the terms published at the time it is confirmed.
